Irish B&Bs bounce back from Airbnb challenges, says auctioneer Kerry

VSLAMPDOWNS on Airbnb rentals in many contexts and locations is helping to rekindle interest in traditional accommodation: says the sales agent for an award-winning 10-bed property on the riverside of Co Kerry
guesthouse, which follows another recent guesthouse sale in the same top tourist county for 1 million euros.

On sale with a price tag of £1.1million, Grove Lodge, country house style accommodation on the banks of the River Laune in the picturesque setting of Killorglin, the Ring of Kerry is home to Puck Fair, a international fame which resumes in August after a two-year break.

“We find a great
demand for these types of
properties as there has been a crackdown on the operation of AirBnbs, and with the new regulations coming into effect, many business people are seeing the benefits of owning property that they can rent out on a short-term basis with the real estate planning in place,” observes Mr. Culloty. He says Grove Lodge Country House is one of the few major accommodation providers in the Killorglin area.

The government has taken action twice to restrict the large-scale spread of Airbnb accommodation and whole-property rentals without proper planning permission in place, at a time of a shortage of long-term residential rentals.

Kerry County Council has issued over 180 warning letters for unauthorized use
to rent properties in 2021, and rental websites currently only show 20 properties available for long-term rentals in County Kerry, compared to more than 1,000 Airbnb listings.

Grove Lodge has two reception rooms, a mezzanine entrance hall, a dining room, a large utility /
pantry/laundry room, and three of the bedrooms have en-suites. Six are on the ground floor, five of them facing south, and there are views of the MacGillicuddy Reeks from many rooms.

The grounds are also an asset, says Mr Culloty (he sells jointly with Kerry Property Management) with attractive paths through groves of mature trees including oak, beech, holly, rhododendron and many flowering shrubs and other trees, including ginkos.

There is a boathouse and
wedged under the oak trees by the river, and the property is a five-minute walk from Killorglin. The town is billed as the first stop on the Ring of Kerry and around 20km from Killarney and Kerry Airport.

Its website lists guest rooms from €90 a night (single) and from €100 for a twin/double. It gets a four and a half star rating on Tripadvisor. This makes it the #1 guest house in Killorglin, out of 50 accommodation offers.
